Use Tenant Billing to allocate utility costs and generate bills for your building tenants based on sub-metered consumption. Set the billing period and tariff, select the tenants, and generate individual tenant bills in one simple workflow. Tenant Billing keeps a record of previous bill runs for future reference.
NOTE: Only electrical utility costs can be included in the bill.
There are no Tenant energy billing specific alarms.
NOTE: You cannot use the tariffs defined in Investigate > Cost view with Tenant energy billing.
Tenant Billing supports the following tariffs for calculating utility costs:
The Basic tariff includes the following charges:

The electric energy charge is based on the tenant's energy consumption for the billing period. Electric energy charge = (tenant kWh) × (energy rate) |

The demand charge allocates demand costs based on the tenant's energy consumption relative to the total energy consumption of the site for the billing period. Demand charge = (tenant kWh/site kWh) × (site peak kW) × (demand rate) NOTE: If demand measurements are not available from one or more devices at a location, then Energy Hub uses power measurements instead of demand from these devices to calculate the demand charge. |

To configure Tenant Billing, create tenants and assign them to locations. The locations are the sub-metered spaces within your site for which the bills will be generated. You can assign the same tenant to multiple locations, but each location can only have one tenant.
Tenant Billing prerequisites
Before configuring Tenant Billing, verify that:
- You have a subscription to a feature plan that includes Tenant Billing.
- Power monitoring devices are installed in your building to measure the energy consumption of the tenant locations.
- The power monitoring devices are connected to communication gateways, for example Site Server or Panel Server, that are sending measurement data to Energy Hub over the internet.
- The communication gateways have been added to your organization in Energy Hub.
- An organization model has been set up in Energy Hub, defining the sites, buildings, and other locations that are needed to assign tenants to these locations.
- Energy usage types have been configured for the tenant locations in the organization model.
To create a tenant:
- In Energy Hub, go to Setup > System setup.
- In the organization model in the configuration panel, find the site that you want to create a tenant for and select Configure site. The site configuration panel displays.
- Select Billing view, then select Create new tenant. The tenant configuration panel displays.
- In the tenant configuration panel, define the new tenant details.
- Select Create.
To assign a tenant to a location:
- In Energy Hub, go to Setup > System setup.
- In the organization model in the configuration panel, find the site that you want to assign a tenant for and select Configure site. The site configuration panel displays.
- Select Billing view, then find the tenant that you want to assign.
TIP: If the tenant you want to assign does not exist yet, you need to create it first. See Creating tenants for details.
- Drag the tenant onto the relevant location in the organization model to assign it to that location.
- In Energy Hub, go to Setup > System setup.
- In the organization model in the configuration panel, find the site that you want to unassign a tenant for and select Configure site. The site configuration panel displays.
- Select Billing view, then find the tenant that you want to unassign in the organization model.
- On the location tile for the tenant, select Unassign tenant from the options menu (three dots), or on the tenant tile, select to unassign the tenant from the location.
- In Energy Hub, go to Setup > System setup.
- In the organization model in the configuration panel, find the site that you want to edit a tenant for and select Configure site. The site configuration panel displays.
- Select Billing view, then find the tenant that you want to edit in the tenant list on the left.
- From the options menu (three dots) for the tenant, select Edit tenant. The tenant configuration panel displays.
- In the tenant configuration panel, update the information that you want to change.
- Select Save.
- In Energy Hub, go to Setup > System setup.
- In the organization model in the configuration panel, find the site that you want to delete a tenant for and select Configure site. The site configuration panel displays.
- Select Billing view, then find the tenant that you want to delete in the tenant list on the left.
- From the options menu (three dots) for the tenant, select Delete tenant to delete the tenant.
Set the currency that is used for the tenant bills. The currency that is used for the bills is set at the organization level.
To set the billing currency, see Changing the currency for an organization.
To generate tenant bills, you need to create a bill run. A bill run generates tenant bills based on a list of tenants, a tariff, and a billing period.
Before you can generate tenant bills you need to configure Tenant Billing.
- In Energy Hub, go to Tenant Billing.
- In the bill run manager, select Create new bill run. The bill run setup page displays.
- On the bill run setup page, choose to create a completely new bill run, or to create a new bill run based on an existing bill run.
NOTE: If you create a bill run based on an existing one, the new bill run default settings will be the same as the settings of the existing bill run. You can then edit those settings in the new bill run to make changes.

Select Next. The Details page displays.
- On the Details page, enter a name for the bill run and (optional) a description.
- Select the billing period start date and end date.
- Select Next. The Tenants page displays.
- On the Tenants page, select the Energy Hub site where the tenants are located that you want to create the bills for.
- Select the tenants from the tenants list.
- Select Next. The Tariff and rates page displays.
- On the Tariff and rates page, configure the tariff charges and rates.
- Select Next. The Additional information and settings page displays.
- On the Additional information and settings page, (optional) enter a message to be included with each bill.
- Select Create to create a bill run preview. The bill run Preview page displays.
- After the bill calculations are complete, review the bill previews.
NOTE: Verify that the bill run is correct before finishing it. A finished bill run cannot be edited and cannot be deleted.
TIP: To correct mistakes or change the bill run details, select Edit at the top of the Preview page.

Select Finish to finish the bill run and the tenant bills.
NOTE: You can only edit bill run previews. You cannot edit finished bill runs.
- In Energy Hub, go to Tenant Billing.
- In the bill run manager, in the bill run list on the left, find the bill run that you want to edit.
- Select the bill run. The bill run results page displays.
- From the options menu (three dots) for the bill run, or on the results page, select Edit. The Edit bill run page displays.
- Update the different bill run sections (Details, Tenants, Tariff and rates, Additional information and settings) with the changes that you want to make.
- Select Save to save the updates and to recalculate the tenant bills.
NOTE: Verify that the bill run is correct before finishing it. A finished bill run cannot be edited and cannot be deleted.
- In Energy Hub, go to Tenant Billing.
- In the bill run editor, in the bill run list on the left, find the bill run that you want to finish.
- Select the bill run. The bill run results page displays.
- From the options menu (three dots) for the bill run, or on the results page, select Finish.
To rename a finished bill run:
- In Energy Hub, go to Tenant Billing.
- In the bill run editor, in the bill run list on the left, find the bill run that you want to rename.
- Select the bill run. The bill run results page displays.
- From the options menu (three dots) for the bill run, or on the results page, select Rename. The Rename bill run dialog displays.
- In Rename bill run, enter the new bill run name, then select Rename.
To rename a bill run preview:
- In Energy Hub, go to Tenant Billing.
- In the bill run manager, in the bill run list on the left, find the bill run that you want to rename.
- Select the bill run. The bill run results page displays.
- From the options menu (three dots) for the bill run, or on the results page, select Edit. The Edit bill run page displays.
- In the Details section, update the bill run name.
- Select Save to save the update.
NOTE: You can only delete bill run previews. You cannot delete finished bill runs.
- In Energy Hub, go to Tenant Billing.
- In the bill run editor, in the bill run list on the left, find the bill run that you want to delete.
- Select the bill run. The bill run results page displays.
- From the options menu (three dots) for the bill run, or on the results page, select Delete to delete the bill run.
NOTE: You can only move finished bill runs. You cannot move bill run previews.
- In Energy Hub, go to Tenant Billing.
- In the bill run manager, select the Current or Archived view, depending on where the bill run is located that you want to move.
- In the bill run list on the left, find the bill run that you want to move.
- Select the bill run. The bill run results page displays.
- From the options menu (three dots) for the bill run, or on the results page, select Move to Archived or Move to Current.
- In Energy Hub, go to Tenant Billing.
- In the bill run editor, in the bill run list on the left, find the bill run that you want to see the information for.
- Select the bill run. The bill run results page displays.
- On the bill run results page, select the different bill run sections (Bills, Tariff and rates, Bill run details) to see the information.
To view tenant bill calculation details:
- In Energy Hub, go to Tenant Billing.
- In the bill run editor, in the bill run list on the left, find the bill run that you want to see details for.
- Select the bill run. The bill run results page displays.
- On the bill run results page, find the tenant in the tenant table that you want to see bill calculation details for.
- In the table row for the tenant, select the options menu (three dots), and then select View calculation details. The bill calculation details display.
To download tenant bills:
- In Energy Hub, go to Tenant Billing.
- In the bill run editor, in the bill run list on the left, find the bill run that you want to download bills for.
- Select the bill run. The bill run results page displays.
- On the bill run results page, find the tenant in the tenant table that you want to download a bill for.
- In the table row for the tenant, select the PDF icon in the Bill (Preview / Finished) column. The bill downloads and opens in a new window.
TIP: To download all tenant bills for this bill run, select Download all bills below the tenant table.
Energy Hub generates tenant bills, but it does not send them out to your tenants. To send bills to your tenants, download the bills and then use your preferred method of communicating with your tenants, such as email, to send them.
